What a dossier looks like
Page one of a real sell-side dossier, address removed. The figures are exactly as computed — including the low certainty, which we do not hide.

An indicative information analysis — not a certified valuation, an engineer's report or advice.
Indicative value range

Computed independently of any asking price.
The range is wide. Read it as an order of magnitude, not a price — the reason is right below.
Based on 5 similar listings under relaxed matching — wider tolerance on bedrooms, age, floor and distance; a reliable basis, a little broader than the strictly similar set.

Certainty, in words
How sure we are, and why. Here: few comparables, so a wide range.
The essentials at a glance
What you keep from the sale, cost of owning, renovation, getting around, seismic zone, market.
Then the full evidence
Nine sections, every finding with its source and date — ending with the checklist of documents and checks.
Sources & trust
We don’t sell homes. We measure them.
We are not agents and take no commission on any sale. You pay only for the analysis — which is why we can also tell you what you may not want to hear.
Every number sourced
Next to every number we state where it comes from and how recent it is. The figures come from tested calculations, not from the AI assistant.
A range, not a single price
A property has no single “right” price. We give a range and say how sure we are — and why.
We say what we don’t know
Where data is missing, we say so. Whatever we assumed is marked, so you can correct it.

Questions
Frequently asked questions
Is this a property valuation?
No. It is an indicative information analysis: a market price range built from public data and comparable listings. It does not replace a certified valuer, an engineer or a lawyer.
Will you tell me whether to buy or sell?
No. We do not give investment or financial advice and we do not broker sales. We give you the evidence; the decision is yours.
Which areas do you cover?
For now, homes in Attica and Thessaloniki. If the property is elsewhere, the assistant tells you from the start.
Where do the numbers come from?
From official sources such as AADE, the Bank of Greece, ELSTAT and the Hellenic Cadastre, and from public asking-price listings. Every number in the dossier states its source and date.
How accurate is the dossier?
As accurate as the data allows. That is why we give a range and state how sure we are. The more you tell us, the narrower the range can get.
Am I talking to a person or to an AI?
To an AI assistant. It gathers the details and explains the findings; the dossier’s figures come from tested calculations with recorded sources.
What happens to my data?
We do not sell personal data and do not share it with agents, banks or advertisers. Each analysis is visible only to the account that requested it, and you can export or delete your data.
Can I get my money back?
As a consumer you have 14 days to withdraw, until the dossier has been fully delivered. Because you ask to receive it right away, the right ends on delivery. If the dossier does not match what we describe, the statutory conformity guarantee applies.
